1. Get pre-approved first

A mortgage pre-approval tells you your real budget and shows sellers you are serious. Talk to a lender or mortgage broker before you start touring.

2. Budget for more than the price

Plan for your down payment plus closing costs such as legal fees, a home inspection, title insurance and moving. Alberta has no provincial land transfer tax, only modest land titles and mortgage registration fees — a real advantage over some other provinces.

3. Pick areas, then homes

4. Make a strong, protected offer

Your agent will help you set a price based on comparable sales and include conditions — typically financing and inspection — that protect you.

5. Close and move in

Once conditions are removed, your lawyer handles the paperwork and funds. On possession day you get the keys.
