Start with supply

The single most useful number is how many homes are actively for sale. When active listings climb, buyers get more choice and more room to negotiate. When they shrink, well-priced homes move quickly and multiple offers return.

The live count at the top of this page comes straight from the MLS® system, so you are always looking at today's supply rather than last month's report.

Compare by property type

Calgary is really several markets at once. Detached homes, townhomes and apartment condos often move at different speeds. Use the type filter on our homes page to see how much choice exists in the category you care about.

Go neighbourhood by neighbourhood

City-wide averages hide a lot. An inner-city community and a newer suburban one can behave very differently in the same month. Each neighbourhood page on this site shows its own live inventory, so you can compare the areas on your shortlist directly.
